Former Birla Cotton Mills Site to be Transformed into Modern Mixed-Use Development

The former Birla Cotton Mills site in Delhi’s Kamla Nagar is set for a significant redevelopment, transitioning from its textile manufacturing past to a modern mixed-use project. Texmaco Infrastructure and Holdings Limited, an Adventz Group firm, has partnered with US-based realty giant Hines, HDFC Capital, and Conscient to develop the 10-acre site.

The ambitious project will encompass approximately 3 million square feet, featuring contemporary condominium residences and upscale retail spaces. This development aims to establish new benchmarks for urban living and commercial infrastructure in the capital.

The collaboration brings together a diverse range of expertise. Texmaco Infrastructure and Holdings, with a century-long history in the region, provides the land parcel. Hines contributes its global real estate development proficiency, while Conscient offers deep local market knowledge. HDFC Capital adds its financial strength to the partnership. The partners have expressed a shared commitment to creating a world-class development that respects Delhi’s heritage.

This venture marks Hines’ entry into the Delhi residential market and its first joint investment with HDFC Capital. The project seeks to address the demand for high-quality housing and alleviate the shortage of premium retail space in this prime location. The development’s strategic location on the site of the former Birla Cotton Mills, a landmark of Delhi’s industrial past, underscores the city’s ongoing evolution.
