This expansion, spanning 20 lakh square feet, marks the second phase of development following an initial ₹250 crore investment in Phase 1, reinforcing the company’s commitment to enhancing India’s warehousing and supply chain ecosystem.
Strategic Expansion to Strengthen Logistics Infrastructure
With this investment, CCI Group has now allocated a total of ₹890 crore towards the Polivakkam logistics hub, positioning itself as a pivotal player in India’s warehousing sector. The development is structured into two phases:
- Phase 2A: A standard requirement facility, scheduled to be operational by mid-2025.
- Phase 2B: A built-to-suit (BTS) facility, catering to customized industry-specific needs.
A Modern Logistics Hub for Key Industries
As Chennai continues to emerge as a major logistics and supply chain hub in South India, this state-of-the-art facility will serve multiple industries, including E-commerce, Automotive, FMCG, and Manufacturing. Designed to meet global standards, it features:
- FM2 flooring for superior load-bearing capacity and seamless goods movement.
- Automated shutters for improved operational efficiency.
- Passive air ventilation ensuring six air changes per hour, enhancing air quality.
The facility is optimized for space utilization, allowing industries to efficiently set up heavy-load racking systems and high-clearance bays. While it does not include pre-built temperature-controlled zones, they can be customized under the Tenant Improvement Scheme (TIS).
Sustainability at the Core
Reinforcing its commitment to sustainability, the facility will incorporate:
- Sewage Treatment Plant (STP) for wastewater recycling, used for gardening and sanitation.
- Solar power systems to reduce dependency on conventional energy sources.
- Built-in skylights to maximize natural lighting and energy efficiency.
Enhanced Safety & Security Measures
The logistics park will be equipped with advanced fire protection systems, including hydrants, sprinklers, and fire alarms, ensuring safety across all operational areas.
